Fitou sits on the Mediterranean coast of the South of France, where the Côte d'Azur's coastline carries on west towards Spain: long sandy beaches, a sea that is pleasant from late spring to autumn, boats, wind, and the Spanish border about an hour away.

Leucate, La Franqui and Port-Barcares: wide Mediterranean beaches of fine sand, 15 minutes from the villa, with room to walk, swim and lie down.
A sea that stays pleasant for months
Here the Mediterranean warms up from late spring and stays mild into the autumn. And when the sea is cooler, the villa's pool is heated all year round.
Out on the water
Sailing school and boat hire at Leucate and Port-Barcares, on the lagoon or out at sea, jet ski, and cruises on the UNESCO-listed Canal du Midi.
Kitesurf, Europe's 2nd spot
Leucate hosts the Mondial du Vent every spring. Beginners learn on the sheltered Fitou lake and La Palme lagoon, less than 10 minutes away.
Spain, the Pyrenees and Andorra next door
The Spanish border is about an hour by road, Collioure and the Vermilion Coast 1 hr 30, Barcelona 2 hours. On the mountain side, the Pyrenees and the Font-Romeu ski resort are 1 hr 40 away, and Andorra, 194 km away, a duty-free shopping paradise with its ski resorts, makes an easy day trip: the sea in the morning, the mountains in the afternoon.

An AOC wine terroir, the sandy beaches of Leucate, a tennis court within walking distance, one of Europe's largest kitesurf spots minutes away, and the Spanish border about an hour away.
The villa sits on the heights of Fitou, in a quiet neighbourhood of contemporary homes, surrounded by AOC vineyards and garrigue. Facing it, the Corbieres hills and stunning nature, with a view over the Leucate lagoon and the Mediterranean. The lake, the beach and the sea are less than 10 minutes away, the beaches of La Franqui and Leucate 15 minutes away, and the Font-Romeu ski resort 1 hr 40 min away: the sea in the morning, the mountains in the afternoon.

Yes, heated 12 months a year and protected by a sliding terrace. You can swim in any season.

Yes. The living terrace brings together the barbecue, the tables, the outdoor shower and the heated pool. The rooftop terrace is for sunbathing.
Is there wifi, air conditioning and a workspace?
